Ayat is one of the oldest names in Ethiopian housing — a share company that has been building in and around Addis since long before the current wave of developers arrived. It is where I learned the trade from the bottom.

The work started as market surveying: out in the city every day finding people who might buy a home, then finding out why the ones who did not, did not. Nobody hands you a lead in that job and no brochure closes for you. You learn a market by talking to it, one person at a time, and you learn fast that the first reason someone gives is rarely the real one.

After Ayat I stopped selling other people's projects and built my own agency. Three years of carrying the whole thing: finding the developers, building the sales team, designing the commission structure, running the campaigns, and answering for the number at the end of every month.

Founding a company in this market teaches you what an employee never sees — what a project costs to sell, why good products fail on weak sales floors, and how much of a developer's problem is actually a sales-process problem. It is also where I learned to say no to inventory I could not stand behind.

What it gave meThe owner's view of the business, and a sales system I had to build from nothing and prove with my own money.

Today I lead sales and marketing at Temer Properties, one of the larger residential developers active in Addis Ababa. The job is inventory, pricing narrative, campaign, sales floor and handover — and the diaspora buyers who make up a serious share of every launch.

Across all three companies, the teams I have built and led have closed more than a thousand units. That number is the whole reason this page exists: it is the difference between an opinion about Ethiopian real estate and a record in it.

Ask until the real objection shows up

Price is what people say. Trust, timing, family and exchange rate are usually what they mean. I would rather spend the first call finding that out than the next six months selling to the wrong worry.

From owning a company

Turn down what I cannot stand behind

Running my own agency meant every unit I sold came back to me personally if it went wrong. That habit did not leave when the company did. If a project is not right for you, that is the advice you get.

From leading teams

Put it in writing, from the developer

Prices, payment schedules and handover dates come to you in the developer's own documents, not as my summary of them. You should be able to hand everything I send you to your own lawyer.
