I learned this market one customer at a time.
I started as a market surveyor — out in the city every day finding buyers, hearing every objection face to face, closing or losing on the spot. Eight years later — Ayat, then my own agency, now Temer Properties — teams I have led have sold more than a thousand homes. If you are buying from abroad or weighing capital against Addis, start with someone who has met the buyer.

Site visits you cannot make. Payments in a currency you do not hold. Paperwork signed by someone you have to trust. Here is how that actually works, step by step, and where people lose money.

ከሰርቬየርነት እስከ አመራር — the whole career in four words.
My first job in this industry was market surveyor. That title means exactly what it sounds like in Ethiopian real estate: you are out in the city every day, finding people who might buy a home, and finding out why the ones who did not, did not. Nobody hands you a lead. No brochure closes for you. You learn a market by talking to it, one person at a time, and you learn very quickly that the reason people give first is rarely the real one.
That was Ayat Real Estate, one of the oldest names in Ethiopian housing. From there I left to found my own agency, Hamona, and ran it for three years as CEO — finding the developers, building the sales team, and answering for the number at the end of every month. Since 2024 I have been Sales & Marketing Manager at Temer Properties, one of the larger residential developers active in Addis. Across all three, teams I have built and led have closed more than a thousand units.
What that is worth to you: I have sat across from hundreds of people making the decision you are making right now. I know which worries turn out to be justified, which ones cost people the right apartment, and what actually happens after you sign — whether you are calling me from Bole or from Maryland.
Three ways people use me.
Most conversations start with a call and end in one of these. None of them cost you anything to begin.

Shortlisting that matches your budget and your actual plans for the unit, verified site video, title and developer checks, payment sequencing, and someone physically present at every handover stage.
How it worksEnter the market with clear eyes
Market briefings on Addis residential, developer due diligence, yield and exit assumptions stress-tested against local reality, and introductions to the people who actually control supply.

I founded and ran an agency of my own for three years before taking over sales at Temer. Sales structure, commission design, agent training and launch campaigns, for developers who have the product but not the sales engine.

I write in Amharic first and in English a few days later. Sales leadership, market reality, and the questions diaspora buyers keep asking me.

A first call is thirty minutes and costs nothing. Bring your budget, your timeline, and whether this is a home you will live in, rent out, or hold. If Ethiopia is the wrong move for you right now, I will say so on that call.
